What this calculator leaves out, and why

  • Notary fee schedule

    A sliding scale circulates on many sites, always attributed to the same decree, but we could not read that official text. So we do not put a number on it. Ask your notary for a written quote before signing.

  • Estate agency fees

    No legal text sets them and we found no reliable figure. This is a negotiation point, not a tariff. Get it written into the mandate.

  • Transferring rental income abroad

    The Office des Changes pages we read cover the transfer of sale proceeds, not the regime for rent collected year after year. We do not fill that gap. Ask your bank and the Office des Changes.

Frequently asked questions

Does this calculator give the exact amount of my purchase costs? +

No, and no calculator can. It gives the exact amount of what an official schedule actually sets: registration duty, the July 2026 surcharge and the land registry fee. It leaves out the notary fee, whose official scale we could not read, and agency fees, which are negotiated. A partial total where every line carries its source beats a complete total that is half guesswork.

When does the untraceable payment surcharge apply? +

For deeds drawn up from 1 July 2026, on sales above 300,000 MAD, in two cases: the deed does not state the payment terms and references, or the price was not settled by a method set out in the tax code. The rate is 2 %, and where only part of the price is paid in cash it falls on that part only.
