How much is a riad in Marrakech? Honest benchmarks

Be wary of any site announcing “the” price of a riad in Marrakech: between a room in a guesthouse and the full buyout of a riad with a pool in the Medina, the gap is enormous. The only honest answer is real benchmarks.

What are the 4 factors that drive the price?

1. Size and formula. A room in a riad obviously costs less than a full buyout. Our selection covers the whole range: from Riad Dar Maureen (3 en-suite bedrooms, patio pool, rented exclusively) to Riad Djemanna (10 bedrooms, two patios, two pools, hammam) up to guesthouses privatisable on request such as Riad De Vinci (19 rooms).

2. Season. Spring (March-May) and autumn (September-November) concentrate the strongest demand in Marrakech; school holidays and the festive season too. Summer, very hot, generally offers the best availability.

3. Amenities. Patio pool, heated pool, hammam, spa, rooftop: each amenity weighs on the rate, and is also what sets a riad apart from a plain stay.

4. Length and services. Longer stays can be negotiated; breakfast, daily housekeeping or prepared dinners depend on the property and are itemised in the quote.

Direct or platforms: what do you really pay?

On Airbnb, service fees are added to the host’s price or built into it. The platform applies one of two structures (source: Airbnb Help Center, accessed June 12, 2026): a split fee, the guest pays 14.1% to 16.5% of the subtotal and the host about 3%, or a host-only fee, most often 15.5%, which hosts naturally pass on in their displayed price.
