Be wary of any site announcing “the” price of a riad in Marrakech: between a room in a guesthouse and the full buyout of a riad with a pool in the Medina, the gap is enormous. The only honest answer is real benchmarks.

The 4 factors that drive the price
1. Size and formula. A room in a riad obviously costs less than a full buyout. Our selection covers the whole range: from Riad Dar Maureen (3 en-suite bedrooms, patio pool, rented exclusively) to Riad Djemanna (10 bedrooms, two patios, two pools, hammam) up to guesthouses privatisable on request such as Riad De Vinci (19 rooms).
2. Season. Spring (March-May) and autumn (September-November) concentrate the strongest demand in Marrakech; school holidays and the festive season too. Summer, very hot, generally offers the best availability.
3. Amenities. Patio pool, heated pool, hammam, spa, rooftop: each amenity weighs on the rate — and is also what sets a riad apart from a plain stay.

On Airbnb, service fees are added to the host’s price or built into it.
