What is a riad, and why book direct?
A riad is a traditional Marrakech house built around an interior courtyard. The street facade is almost windowless — once you step inside, you find the patio, often planted with orange or lemon trees, a fountain, and in more recent addresses a small plunge pool. The bedrooms open onto this courtyard rather than the street. It is the opposite of a chain hotel: quiet, full of natural light, and built around architecture that has stood for five centuries. The Medina of Marrakech, where all our riads are located, is a UNESCO World Heritage site.
Renting a riad direct — meaning without going through Airbnb, Booking or another platform — changes two concrete things. First, the price: platform service fees are added on top of the host rate (typically 12–18% on the traveller side), sometimes more. Booking direct, that amount stays in your pocket. Second, the contact: you speak to our local team on WhatsApp, not a chatbot. Airport transfer, neighbourhood advice, private chef, private hammam — we sort everything in advance, without going through a platform inbox.

Count bedrooms, not beds
A riad is rented by bedroom (or as a whole for a full buyout). Tell us your group size and we point you to the riad with the matching number of rooms — from the intimate 3-bedroom to the 19-room house for a large group. A 3-bedroom riad with two double beds does not sleep 12 people.
All our riads are in the Medina, walkable from Jemaa el-Fna
The Medina is the historic old city: souks, Jemaa el-Fna, the Koutoubia mosque. All our addresses are 10–15 minutes on foot. No car needed to explore the city — a real advantage over hotels on the outskirts.
Book early — and understand "price on request"
Over long weekends, Eid, Christmas and school holidays, riads fill months ahead. "Price on request" is not an opacity tactic: privatisations and large houses vary significantly by season, length of stay and group size. Send us your dates on WhatsApp and we reply within hours with the exact rate.

All our riads are in the Medina of Marrakech, the UNESCO-listed old city. Most are 10–15 minutes on foot from Jemaa el-Fna. A few addresses are in slightly outlying Medina districts (Bab Doukkala for Riad Djemanna, northern Medina for Riad De Vinci) but remain walkable from the main sights.

Yes. Several properties in our selection rent as a full buyout. Riad Dar Maureen (3 bedrooms, 6 guests) and Riad Djemanna (10 rooms) are confirmed for exclusive use. Riad Zaitouni (7 bedrooms, 14 guests, 350 m²) is fully privatisable. Larger houses like Riad De Vinci (19 rooms) or Riad Jil & Spa (14 rooms) can be privatised on request for your dates. Mention "exclusive use" in your WhatsApp message.
How do you book, and why are some prices "on request"? +
Booking is direct on WhatsApp (+212 711 529 349), with no platform commission and no online payment — it is a lead-gen model. We send you availability and the exact rate, then confirm in writing. "Price on request" applies to properties where the rate varies significantly by season, stay length and group configuration: rather than show a misleading floor price, we give you the correct figure for your stay.
Do the riads have a pool? +
Most do. Riad Dar Maureen has a private plunge pool in the courtyard. Riad Djemanna has two pools. Riad De Vinci offers three plunge pools. Riad Jil & Spa has a spa with indoor pool. Dar Mar'Ouka has a heated hydromassage jacuzzi. Let us know if you need a heated pool for a winter stay — not all are heated.
